Exterior Modifications by Owners

The following modifications to Vista Madera exteriors may be made by individual owners.

If owners wish to upgrade or repaint their own front doors or screens, they may choose whatever colors and styles they wish. They, and any future owners, are then responsible for any maintenance or painting (unless the doors are repainted with the standard Vista Madera exterior colors).

If owners wish to upgrade the cement walkway leading from the driveway to their front door they may do so. However, any upgrade must meet the following guidelines:

  • Natural flagstone is encouraged (to keep some consistency) either applied on top of the current cement path or using natural slabs and ground cover. Other natural stone or brick will be considered.

  • No paint or applique will be allowed over the existing cement walkways (it could look tacky, chip and be hard to remove).

  • Any addition must not result in sharp ridges that could result in a tripping hazard.

  • A proposed sketch must be submitted to the board of directors for approval before construction begins.

  • Once the front pathway is altered in any way from its original configuration, both the current owner and any subsequent owners assume all responsibility for its ongoing maintenance.

Any other upgrade to exteriors requires permission from the owners on each side of their unit and from the Vista Madera Board of Directors. A form for obtaining this permission is downloadable here: Request for Improvements. If saved first, this form may be filled out on your computer and then printed for submission to the board.
